According to the California Assocation of Realtors (CAR), the assocation has moved towards equipping and teaching California residents about simple ways of going green and establishing eco-friendly housing habits.  Recently the president of CAR created a talk force that is seeking to educate members and California residents about Green Real Estate.  In an attempt to educate citizens and Realtors, the plans include starting a blog (www.car.org/blogs), giving Realtors tips on the statewide Real Estate magazine and providing more resources that will slowly enlighten people to the Green housing opportunities available.   


What is a GREEN Home?

  • As of 2006, 50% of builders are focusing their attention on green building issues.” National Association of Home Builders (NAHB) March, 2006.
  • “Between 40% and 50% of the homes built in 2010 are expected to be green.” National Association of Home Builders (NAHB) March 2007.
  • Motivation:
    • 21% children’s future
    • 19% increasing energy prices
    • 16% reliance on foreign oil
    • 14% global warming
  • Traditional building practices are shifting rapidly.
  • Homes are new in the sustainability field. Most research is done on commercial.
  • The average green building saves: energy, co2, water, and waste.
  • How does LEED define a green home?
    • Water
      • Is the property set up to harvest water? We are running out of water. Can we collect it off the roof? Can we capture it on site so that it percolates into the ground before it is lost?
      • Does the home have low flow toilets, showers and faucets? Does the dishwasher have water-saving cycle? Hot water recirculation pump and timer? Will the landscaping require a lot of water?
    • Energy
      • There will be upfront costs to increasing the energy efficiency, but the savings are huge.
      • How much does the passive system work before we look at the active? Ex. Because the wind blows in one direction the home cools itself.
      • Energy conservation:
        • Insulation of windows
        • Appliances
        • Ceiling fans
    • Sites
      • Know your site. Where does the sun set? Rise? Where do you want to be when it is rising?
    • Materials
      • What are green materials? How do you find them and what do they cost?
      • Improved materials are new products made from recycled materials – from decking to carpeting to cabinets. Also, using steel framing instead of wood.
      • When getting paint get the VOC (Volatile Organic Compound) Paint. This can be found at Home Depot.
      • There are many new building methods out there now that are structurally sound but save wood.
      • Check the adhesives, paint and carpet. Always ask how they are sticking it sticking it to the wall/floor?
    • Indoor Air Quality
      • Why do people get sick in buildings? The VOC emissions.
  • Green is redefining the way we are looking at a building.
  • The whole house becomes a system. Everything works together in a green home.
